Following the visit, you’ll receive a no-obligation quote. This quote is flexible—we’re happy to revise it as many times as needed until you’re fully confident in moving forward.

Once the contract is signed (with a fixed timeline in place), we begin the design and planning phase. On average, it takes 4 to 5 weeks from contract signing to reach final agreement on your plans. However, if you’re on a tighter schedule, we can fast-track this process wherever possible.

How long does it take for a set of plans to be approved for my extension?

If your property is not located in a conservation area, you may benefit from Permitted Development (PD) rights. This allows you to carry out certain types of home extensions without needing full planning permission.

It’s important to confirm planning permission requirements before beginning any work to avoid costly delays.

When applying for planning permission, you’re asking the local council to assess whether your proposed extension is acceptable under their local development plan. This process is subject to approval and can be rejected by the council or objected to by neighbours.

In contrast, with Permitted Development (PD), you’re confirming that your proposed extension meets pre-approved criteria. If your plans comply, the council will issue a Lawful Development Certificate as formal confirmation.

👉 Important to Note:
You’re not legally required to obtain this certificate before starting work—many of our clients choose to begin building immediately after confirming PD eligibility to save time.

If your property shares a wall with a neighbouring home, you may need a Party Wall Agreement before starting any extension work. This is a legal requirement designed to protect both you and your neighbour when building work could affect a shared (party) wall.

Under the Party Wall etc. Act 1996, you must serve a Party Wall Notice to affected neighbours at least two months prior to your intended start date. The agreement outlines responsibilities and resolution steps in case of any damage or disputes.
